Need something fixed in your home? Submitting your request through PropertyMeld is the best way to make sure your repair is properly documented, routed to the right team member, and coordinated with the appropriate technician or vendor.

Your full name
Your rental property address
The best phone number and email address to reach you
A brief description of the maintenance issue
Whether the issue is urgent or actively causing damage
Creating a new Meld (Maintenance Request)
Once you are logged in, you will see your PropertyMeld dashboard. From there, you can view existing maintenance requests or create a new one. To submit a new request:

Create New Meld
Select Create New Meld or New Maintenance Request. PropertyMeld may require the address so the request is connected to the correct home.

Log in to PropertyMeldEnter a brief description of the issue. Example: "Front door lock does not work" or "Kitchen sink is leaking."
Choose the category that best matches the problem. If you are not sure, select the closest option, such as general or other.
If the issue is related to a past Meld, select the related request when prompted. You can see the Melds you have submitted before, so if this is a reoccurring problem you already reported, linking it gives our team that history.
Add a detailed description of the problem. Explain what is happening, where it is happening, when it started, and whether the issue is getting worse. Select the priority that best matches the situation. This helps our team review the issue correctly. Upload photos or videos that show the problem, especially if the issue is visible, moving, leaking, making noise, or only happens sometimes.
Answer whether you want to be present for the repair. If you want to be present, PropertyMeld will ask you to provide appointment windows when you are available. Please select times that truly work for you, when you can meet the vendor or technician at the property: Croskey Real Estate and the assigned technician or vendor will use the availability you provide to schedule the appointment whenever possible. Providing availability helps reduce back-and-forth calls and makes it easier to coordinate a repair time that works for the resident, the technician or vendor, and the repair schedule. If your availability changes, please update the Meld or call (925) 336-3282 as soon as possible.
Answer whether pets are in the home or need to be secured. Letting us know up front, for example that a dog is at the property, helps the technician or vendor arrive prepared. If pets are present, please make sure they are safely secured before a technician or vendor enters: this helps protect residents, pets, and the repair professional. If there are any special pet instructions, please include them in your request or message our team through PropertyMeld.
Review the information and submit the request. Make sure everything looks good and press Create. If you asked to be present, PropertyMeld will immediately ask you to select the appointment windows when you can meet the vendor at the property.
Routine repairs vs. emergency maintenance
PropertyMeld allows residents to indicate the priority or urgency of a maintenance issue. Please select the option that best matches the situation.
Routine repairs
Issues that need attention but are not immediately causing danger, active property damage, or loss of essential use of the home. Examples may include:
- A dripping faucet
- A slow drain
- A light or fixture not working
- A minor lock issue that does not affect safe access to the home
- A broken screen
- A minor door, cabinet, or fixture repair
- A broken appliance that is not creating an immediate safety issue
- A running toilet that is not overflowing
Emergency maintenance
Fire or gas leak? Call 911 first.
For a maintenance emergency such as a flood, no heating when it is below 55 degrees, or no A/C when it is above 90 degrees, call our emergency line:
(888) 296-4726More broadly, a maintenance issue may be considered an emergency if it:
- Puts a resident’s health or safety at risk
- Creates active damage to the home
- Affects the condition of the property
- Prevents normal use of essential functions in the home
Examples may include:
- Active water leaks or flooding
- Major plumbing backups
- Electrical hazards
- Loss of essential services
- Broken exterior locks or serious access issues
- Conditions that may affect health or safety
- Problems that prevent normal use of essential parts of the home
If the issue may be an emergency, mark the appropriate priority in PropertyMeld and provide as much detail as possible. If there are photos or videos, please upload them with the request.
Why photos and videos matter
Photos and videos help our team understand what is happening before a technician or vendor is sent. This helps us send the right person, reduce follow-up questions, and avoid unnecessary delays.
Helpful photos may show:
- The affected area
- Visible damage
- Leaks, stains, cracks, or broken parts
- Appliance or thermostat error codes
- The surrounding area, not just a close-up
Helpful videos may show:
- A leak while water is running
- A noise from an appliance, HVAC system, or plumbing
- A lock, door, or fixture not working
- A toilet running or overflowing
- A flickering light or electrical issue
- A problem that happens only sometimes

Communicating through PropertyMeld
After your request is submitted, you can open the Meld to:
- Review appointment windows
- Update availability
- Add photos
- Add new information
- Message Croskey Real Estate
- Message the assigned vendor, when available
- Request cancellation if the issue has been resolved
When sending a message, make sure you select the correct person or group you want included. PropertyMeld is the best place to keep communication about the repair organized in one place.
If the issue is resolved before a technician or vendor arrives, please update the Meld or request cancellation in PropertyMeld. This helps prevent unnecessary appointments and allows our team to keep the maintenance schedule accurate.
After you submit a request
After submitting your request, please watch for updates through PropertyMeld, phone, text, or email. Our team or the assigned vendor may contact you to:
- Ask follow-up questions
- Request photos or videos
- Confirm whether the issue is still happening
- Confirm your availability
- Schedule or adjust an appointment
- Ask about safe access to the home
Responding quickly helps keep your repair moving forward.
If a technician or vendor arrives and cannot access the home
If an appointment has been scheduled and a technician, repair professional, or vendor arrives but cannot access the home, the repair may need to be rescheduled. This can happen if:
- No one is home when someone was required to allow entry
- The resident does not answer the door
- The vendor cannot reach the resident by phone
- Pets are not safely secured
- Temporary access information is missing or has changed
- Permission to enter was not provided or is unclear
- Another safety or access concern prevents entry
If access is not available, the technician or vendor may have to leave and return at another time. Depending on the situation, you may receive a call, text, email, PropertyMeld update, or written notice letting you know that access was not available.
Missed appointments, access issues, and rescheduling
Please contact us as soon as possible if you need to cancel or reschedule a maintenance appointment. Missed appointments, failure to provide access, or late cancellations may delay the repair and may result in a Stand-Up Cost or other applicable fee, assessed on a case-by-case basis according to your lease and Croskey Real Estate’s tenant fee disclosures.
To avoid delays or possible charges:
- Provide accurate availability in PropertyMeld
- Be available during the scheduled appointment window if someone must be home
- Answer calls, texts, emails, or PropertyMeld messages
- Secure pets before the technician or vendor arrives
- Update the Meld if your availability changes
- Call (925) 336-3282 or message us in the Meld as early as possible if you need to reschedule
Not a repair?
For accounting questions, lease questions, neighbor concerns, or anything that is not a maintenance issue, reach the office directly.
The fastest repairs happen when the issue is clearly documented and communication stays open. Please use PropertyMeld to submit complete information, upload photos or videos, provide your availability, and respond to messages.
