How to apply for your next rental

Finding the right rental home is exciting, but the application process can feel stressful if you don’t know what to expect. Our goal is to make the process clear from the beginning: what to prepare, how to apply, what happens after you submit, and how to avoid delays.

Before you apply

Before submitting an application, make sure you have reviewed the rental listing carefully. Check:

  • The monthly rent
  • The property address and location
  • The available move-in date
  • The pet policy
  • Deposit or move-in requirements
  • Any property-specific notes
  • Showing or application instructions listed for that property

Only apply when you are ready to move forward and have your documents available.

The application journey, step by step

1Choose the rental you want

Start by finding the Croskey Real Estate rental property you are interested in. Use the specific listing or application instructions provided for that property.

If you are not sure how to apply for a specific home, contact Croskey Real Estate before submitting anything. Questions can be sent to info@croskeyrealestate.com.

2Make sure every adult applies

Every adult 18 or older who will live in the home must complete an application. Each adult applicant must also pay the application fee shown in the application portal.

The current application fee is $35 per adult applicant; always confirm the amount shown in the portal before submitting. Application fees are non-refundable, except where prohibited by law.

3Gather your documents

Preparing your documents before you apply helps the review process move faster. You may be asked to provide:

  • Proof of income
  • Recent bank statements
  • Copy of your ID
  • Completed online application
  • Current and previous housing provider contact information
  • Rental history
  • Pet or animal information, if applicable
  • Housing assistance or subsidy documentation, if applicable

Make sure every document is clear, readable, and current.

4Complete the online application

Submit the online application through the rental listing or application portal. Use accurate and complete information, including:

  • Legal name
  • Phone number
  • Email address
  • Employment information
  • Income information
  • Rental history
  • Household members
  • Pets or animals, if applicable

Missing or incorrect information can delay your review.

5Submit any requested documents quickly

Your application may not be considered complete until Croskey Real Estate receives the required information. If something is missing, our team may contact you for additional documents.

Respond as quickly as possible. If required items are not received, Croskey Real Estate may need to continue reviewing other completed applications.

6Croskey Real Estate reviews complete applications

Croskey Real Estate reviews complete applications in the order received. Submitting everything upfront is the best way to help avoid delays. The review may include:

  • Identity verification
  • Income review
  • Bank statement review, if requested
  • Rental history
  • Rental references
  • Credit screening, when applicable
  • Pet or animal information, if applicable
  • Housing subsidy documentation, if applicable

7Help speed up verification

You can help the process by letting your employer and rental references know Croskey Real Estate may contact them. Application reviews can be delayed if employers, housing providers, or references do not respond.

  • Your current employer
  • Your current housing provider
  • Previous housing providers or rental references

Before or right after applying, it helps to notify the people above.

8Watch your email, phone, and portal

After applying, monitor your:

  • Email
  • Phone calls
  • Text messages
  • Application portal

If Croskey Real Estate requests additional information, respond quickly so your application can keep moving.

9If you use a housing subsidy or rental assistance program

Applicants using a government rental subsidy or housing assistance program go through the same application process. If you do not want Croskey Real Estate to rely on credit history, you may request that the team review alternative evidence of your ability to pay. This may include lawful, verifiable documents such as:

  • Benefit payment records
  • Pay records
  • Bank statements
  • Other documents showing your ability to pay your portion of the rent

Croskey Real Estate may still verify identity, employment, rental references, and other application information as part of the review.

10Wait for the application decision

Processing time can vary depending on whether the application is complete and how quickly documents and references are verified. Possible outcomes may include:

  • Approved
  • Approved with conditions
  • More information requested
  • Not approved

Croskey Real Estate will communicate the next step once the review is complete.

11If approved, follow the move-in instructions

If your application is approved, Croskey Real Estate will provide next steps. This may include:

  • Lease documents
  • Required move-in funds
  • Deposit instructions
  • Move-in date confirmation
  • Utility instructions
  • Resident portal setup
  • Insurance or lease requirements

A rental is not fully secured until all required steps, payments, and lease documents are completed.

Tips for a smoother application

  • Use a valid email address and phone number.
  • Review the property's available date before applying.
  • Disclose pets or animals up front.
  • Keep copies of any documents you submit.

Assistance animals are not pets under California law and are not subject to pet fees, deposits, or pet rent. Including that information simply helps us prepare, and it does not affect screening.

Common questions

Do all adults need to apply?

Yes. Every adult 18 or older who will live in the home must submit an application.

How much is the application fee?

The current application fee is $35 per adult applicant. Always confirm the amount shown in the application portal before submitting.

Is the application fee refundable?

No. Application fees are non-refundable, except where prohibited by law.

What documents should I prepare?

You may be asked for proof of income, recent bank statements, ID, housing provider contact information, rental history, and any pet or housing subsidy documentation that applies to your situation.

How are applications reviewed?

Croskey Real Estate reviews complete applications in the order received.

How long does review take?

Typically 2 to 3 business days for a complete application. Once approved, we can hold a property for up to two weeks unless arranged otherwise.

What if my application is missing something?

If required information is missing, Croskey Real Estate may contact you for additional documents. Respond quickly so your application can continue moving forward.

What if I use a rental assistance program?

You will go through the same application process. If you prefer not to have credit history used as part of the review, you may request that Croskey Real Estate consider alternative evidence of your ability to pay.
