Lease Rules & Resident Responsibilities
We want your home to be comfortable, safe, and easy to enjoy. This page explains common resident responsibilities while living in a Croskey Real Estate managed home.
These guidelines are here to help you understand everyday expectations around pets, utilities, yard care, parking, guests, smoking, HOA rules, trash, maintenance, and changes to the home.
Your signed lease, lease addenda, HOA rules, and written notices from Croskey Real Estate always control if there is any difference between those documents and this page.

For maintenance requests, please use your resident maintenance portal so your request can be tracked, scheduled, and documented properly.
Pets & Animals
Pets and animals must be approved before they live at the property.
If you already live in the home and want to add a pet, please contact our office before bringing the pet home. Pets are reviewed case by case and may require written approval, a pet agreement, pet rent, pet deposit, or updated lease documents.
Service animals and assistance animals are not pets. If you need a reasonable accommodation, please contact our office so we can review your request properly.
If your home is in an HOA community, HOA pet rules may also apply.
Utilities
Residents are generally responsible for setting up, maintaining, and paying utilities for the home unless the lease or written move-in instructions say otherwise.
Utility requirements can vary by property. Some homes may have shared utilities, owner-paid services, or special billing arrangements. Please review your lease and move-in instructions carefully.
If you have trouble transferring a utility into your name, contact us as soon as possible so we can help you understand the next step.
Yard Care
Unless your lease or written agreement says otherwise, residents are responsible for maintaining the yard and exterior areas of the home.
This may include:
- Mowing and edging grass
- Removing weeds
- Keeping planting beds neat
- Removing trash or debris
- Keeping the front and back yard presentable
- Following any HOA or city requirements
If your home has yard care included or if a yard care option is available, your lease or written instructions will explain how that works.
HVAC Filters
Clean HVAC filters help your heating and cooling system work properly and keep air moving through the home.
Residents are expected to help protect the HVAC system by making sure filters are changed regularly or by allowing scheduled filter service when applicable.
If you are not sure what filter size your home needs, please check the existing filter, your move-in information, or contact our office for guidance.
If your HVAC system is not working correctly, please submit a maintenance request through your resident maintenance portal.
Parking
Please follow all parking rules in your lease, posted signs, HOA rules, city rules, and property-specific instructions.
Do not park:
- On lawns or landscaped areas
- In fire lanes
- In blocked driveways
- On sidewalks
- In unauthorized spaces
- In another resident’s assigned space
- In areas restricted by the HOA or city
If you are unsure where you may park, please contact our office before parking in a questionable area.
Guests & Occupants
Guests are welcome, but residents are responsible for their guests and their guests’ behavior.
Guests must follow the lease, HOA rules, parking rules, smoking rules, trash rules, and community standards.
A guest may not become an unauthorized occupant. If someone plans to live at the property or stay longer than your lease allows, please contact Croskey Real Estate before they move in. Approval and updated lease documents may be required.
Smoking
Smoking is not allowed inside any Croskey Real Estate managed home.
Residents and guests are responsible for following all lease, property, HOA, city, and posted smoking restrictions. Smoking is not allowed in any prohibited area and must never create a nuisance, odor issue, fire risk, property damage, or complaint.
If smoking causes damage, odor, safety concerns, or complaints, the resident may be responsible for correcting the issue.
HOA Rules
If your home is in an HOA community, you must follow the HOA rules in addition to your lease.
HOA rules may include requirements for:
- Parking
- Guest parking
- Trash cans
- Pets
- Landscaping
- Exterior items
- Noise
- Pools or shared amenities
- Gates or access devices
- Move-in procedures
If an HOA notice is received because of a resident action, you may be asked to correct the issue promptly.
Trash, Garbage & Recycling
Trash service can vary by property. Please follow the instructions for your home, including which cans or dumpsters to use, when trash is picked up, and where containers should be stored.
Residents should not leave trash, debris, boxes, or containers in areas that violate the lease, HOA rules, city rules, or property instructions.
In many communities, trash cans must be stored out of sight except on pickup day.

Changes to the Home
Please do not make changes to the home without written approval from Croskey Real Estate.
This includes, but is not limited to:
- Changing locks
- Adding locks
- Changing alarm codes
- Painting
- Installing fixtures
- Mounting large items
- Removing fixtures
- Changing landscaping
- Installing exterior items
- Making repairs or alterations yourself
If you want to make a change, ask first. We are happy to review the request and let you know what is allowed.
Locks, Keys & Access Devices
Residents may not change locks, locking devices, alarms, or access codes without prior written approval.
If an approved change is made, Croskey Real Estate must receive the required keys, codes, remotes, or access information.
Please keep keys, garage remotes, gate cards, pool keys, and other access devices safe. They may need to be returned at move-out.
Condition Assessments
Croskey Real Estate may request condition assessments during your tenancy. These help document the condition of the home, identify needed repairs, and confirm that the property is being maintained properly.
You may be asked to complete a self-assessment or schedule an in-person assessment.
Please respond to assessment requests promptly and make sure the home is accessible at the scheduled time.
Maintenance Requests
Please submit maintenance requests through your resident maintenance portal.
Using the maintenance portal helps us:
- Track your request
- Assign the right vendor or team member
- Schedule the repair
- Document communication
- Follow up properly
For urgent issues, follow Croskey Real Estate’s emergency maintenance instructions and contact our office right away.
Frequently Asked Questions
Can I add a pet after I move in?
Maybe. You must contact Croskey Real Estate and receive written approval before bringing a new pet or animal into the home. Additional documents, pet rent, pet deposit, or lease updates may be required.
Are service animals considered pets?

What are the trash rules?
Follow the trash instructions for your property. Use the correct cans or dumpsters, follow pickup schedules, and store containers where required.
Can I change the locks?
No. Locks, alarms, access codes, and access devices may not be changed without prior written approval from Croskey Real Estate.
Can I paint or install things in the home?
Not without written approval. Please ask before painting, installing fixtures, mounting large items, changing landscaping, or making alterations.
Why do I need to complete a condition assessment?
Condition assessments help document the home’s condition, identify needed repairs, and confirm that the property is being maintained properly.
How do I submit a maintenance request?
Please use your resident maintenance portal. For urgent issues, follow Croskey Real Estate’s emergency maintenance instructions and contact our office right away.
