Common resident costs, disclosed up front

We would rather you understand these costs before you sign than discover them later. Two monthly program costs apply to every resident. Some items below are optional conveniences, some are required safety or lease-related responsibilities, and the rest are situational fees charged only when the situation actually happens. If anything is unclear, ask us: this page exists so there are no surprises.

Both program costs are required for all residents and start with your second month, billed in arrears for the prior month of service. They apply to residential and commercial units alike.

Liability insurance: required for every resident

Every resident carries liability insurance with at least $100,000 in coverage. It protects you financially if you are found responsible for damage to the home or an injury on the premises.

Use any insurance carrier you like: just name the property manager as an additional interest and send proof within 14 days of move-in. If we do not receive proof, you are enrolled in the default policy at $11 per month plus a $3 administrative charge (pricing as of March 9, 2024), added to rent so coverage never lapses.

Optional programs that make life easier

HVAC Filter Replacement Program

$98.34 per quarter

We handle scheduled HVAC filter replacement so you don’t have to think about it.

Clean filters mean healthier air, lower energy bills, and a longer-lasting system. Prefer to change them yourself? That is fine. If it slips your mind, we will step in to protect the system, with a charge for our time.

Dryer Vent Cleaning Program

$250 when performed through Croskey’s annual service

Annual professional vent cleaning, handled for you.

Lint buildup is a fire hazard, so a professional dryer vent cleaning once a year is required for every home. Do it yourself and show us the receipt, or opt in and we schedule it. If no proof of cleaning is provided, we arrange it and bill the cost plus an administrative fee.

Yard Care Program

$105/mo

Mowing, weeding, and upkeep handled by professionals.

Front and back yards must stay maintained: grass cut, planting beds weed-free, no dead plants. Opt in and our team handles all of it. If you opt out but the yard falls behind, we arrange the work and bill the cost plus an administrative fee.

Situational fees, in plain sight

None of these are part of normal renting. Each one exists to cover the real cost of a specific situation, is charged case by case, and most residents never see most of them.

Renting questions, answered

Do I pay anything besides rent?

Two monthly program costs apply to every resident: the Resident Technology Cost ($20/mo) and the Resident Maintenance Cost ($15/mo). They fund the portal, the mobile app, and 24/7 maintenance response. Beyond those, some items are optional conveniences, some are required safety or lease-related responsibilities, and the rest are situational fees charged only when the situation actually happens.

When do the monthly program costs start?

With your second month. They are billed in arrears, reflecting the prior month of service, not charged in advance.

Is liability insurance required?

What happens if rent is late?

The HVAC filter and yard care programs are optional conveniences. Annual dryer vent cleaning is required for safety, but you choose who does it: hire your own professional and show the receipt, or opt into our program and we handle it.
