Who must apply
Everyone 18 or older who will live in the home must submit a separate application.
Application fee
$45 per applicant, nonrefundable, except where prohibited by law.
Credit
- Minimum combined credit score of 500.
- Scores from 500 to 550 require the security deposit plus first and last months of rent before move-in.
Income
- Standard approval: combined gross monthly income of at least 3 times the rent (rent no more than 33.33% of income).
- Conditional approval: at least 2.5 times the rent (rent up to 40% of income).
Rental history
Please provide six months of bank statements showing rent payments, canceled rent checks, or rent receipts.
Background
We review background on a case-by-case basis, consistent with applicable law. Manufacturing or distributing a controlled substance results in denial; other matters are weighed individually.
Automatic declines
- Evictions within the past 4 years.
- A landlord collection within the past 5 years.
- A credit score below 500.
