Andrea Borja
Maintenance Coordinator
Maintenance, vendors, condition assessments, and make-ready turnovers
Andrea keeps every Croskey property in good condition. As Maintenance Coordinator, she is the vendor side of the house: every maintenance request, condition assessment, and make-ready turnover runs through her, from the first triage to the closed work order and the reviewed invoice. Residents hear from their property manager; Andrea makes sure the right person shows up, the work is done properly, and the housing provider (landlord) sees what was done and what it cost.
How a maintenance request moves
A resident submits a request through the portal, by phone, or by text. Andrea triages it within 24 business hours and classifies it by urgency, from routine to emergency, so each job gets the right response time. Work within the owner's authorization threshold is dispatched right away. Anything above it goes to the owner as a decision card with photos, the vendor estimate, and Croskey's recommendation. Emergencies such as a water leak, no heat, or a gas smell are handled first and reported within the hour. Once the repair is done, the owner receives a confirmation with photos, and every invoice flows into the monthly owner statement.
Vendors, quality, and the invoice
Andrea maintains the vendor bench: she brings on new trades, retires the ones that underperform, matches each job to the right vendor or to the in-house technician, and oversees the work while it is in progress, resolving scope changes before they become surprises. When the invoice arrives she checks it against the approved scope, hours, and materials before it reaches accounting, and pushes back when something does not match. A post-repair check closes the loop so the same issue does not come back.
Condition assessments and turnovers
Andrea schedules the photo-documented condition assessments that give owners a clear record of each home, coordinating resident access with proper notice. When a resident moves out, she runs the make-ready turnover: cleaning, paint, repairs, and anything else the unit needs so it is ready to show. For homes going on the market, she lines up the cleaning, repairs, and sign and lockbox installs so the property is ready for photos on the date the broker sets.
